"If you think that "Hogwarts" does not exist, then you are mistaken. It exists, of course is not the same as in the Harry Potter films and magic was not taught. This unique architectural ensemble came into being through the efforts of Bishop Yevhen Hakman. In 1863 he obtained a permit from the tsisar for the construction of a new spacious residence worthy of the capital of Bukovina.  The design is by one of the best architects of its time Joseph HlavkaComposition of the ensemble is quite complicated, but it’s planning is celebrated . It consists of three monumental buildings: the main, the seminary (together with the Church of Three Saints) and presbytery. Currently, the University is included in the UNESCO World Heritage List.”

"Conceived as a layering of decks, the beach house seeks to maximize its relationship with the sea through a visual and compositional celebration of horizontality in general and the Mediterranean horizon in particular. The slabs are held by a minimal steel structure made of equally sized square columns on a regular module of 2.55m, as well as a discreet glass enclosure and wooden louvers in varying horizontal and vertical rhythms allowing for a relative level of privacy and shade."

"The problem of urban density and housing costs is global. As unit types get smaller however, land costs coupled with developer driven profit margins merely create a provisional housing type with little social value. By mining the discrepancy between maximum floor area ratios and maximum zoning envelopes, there is an opportunity to provide an extension of the housing unit within semi-public circulation, balconies, and the thickness of walls. Like the ambiguous gel around a tapioca pearl, this ‘Tapioca Space’ becomes a soft intersection between public/private and interior/exterior building social fabrics between immediate neighbors. Finally, as this is housing for emerging artists, exhibition spaces on the ground floor and basement are spatially linked to the units as a shared living room. Although the zoning regulations requires the building to be lifted for parking, this open ground plan is also used to pull the pedestrians in from the street and down a set of auditorium-like steps, connecting city and building residents to the exhibition spaces below."
